In our four cosy holiday apartments in Racines/Val Giovo 2-12 persons will find plenty of space. The apartments are therefore suitable for couples as well as for large families or groups. All non-smoking apartments are furnished according to the local architectural style. Spruce and larch woods from our forests play the leading role. The typical wooden furniture, bright walls and lovely decorative details create a warm and cosy ambiance. Through the large windows lots of sunlight comes into the apartments and from the balconies you can enjoy a fabulous view over the Val Giovo.

Apartment description
The holiday apartment KIRSCHE is named after the beautiful cherry tree, which is located eastside of our farm Heiserhof.
The apartment offers 60 sqm and is located on the first floor – it consists of:
- a large, in spring 2016 fully renovated, fully equipped kitchen (kitchenette with cooking and eating utensils, electric stove with hood, fridge with freezer, dishwasher, oven, coffee maker, toaster, etc.) and a large, inviting dining table with corner bench and satellite TV. (Dish towels and soap included)
- a newly refurbished (spring 2019) large bedroom (with room for a third bed – can accommodate two children), direct access to a second double bedroom with TV, bath (shower & toilet) possible!
- a bathroom with shower, toilet, bidet and hairdryer
- a small entrance hall with wardrobe
Furthermore, the apartment has a balcony where our guests can enjoy the beautiful view and direct access to the open. The apartment offers space for up to 4-6 persons.
It is also possible to extend the dining table in the spacious eat-in kitchen, so it offers space for up to 12 persons. You can leave the apartment door to the hallway open, so the entire first floor can be booked as one holiday home for a large group with a shared kitchen.
Of course, all our apartments are fully equipped with table linen, bed linen and towels.

The 1-room holiday apartment HOLUNDER is named after the beautiful elder tree, which grows in the parking lot in front of our farm Heiserhof. The apartment offers 22 sqm and is located on the first floor – it consists of:
- a fully equipped kitchen – in spring 2016 fully renovated (cooking and eating utensils, electric cooker with hood, fridge with freezer, dishwasher, coffee maker, toaster etc.) and a small cosy dining table with corner bench and satellite TV. (Dish towels and soap included)
- a double bed
- a bathroom with shower, toilet and hairdryer
Furthermore, the apartment has a cosy balcony where our guests can enjoy the beautiful view on the mountains. The apartment offers space for 2 persons.
Of course, all our apartments are fully equipped with table linen, bed linen and towels.

The holiday apartment APFEL is named after the beautiful apple tree, which grows on the west side of our farm Heiserhof on our playground.
The apartment offers 45 sqm and is located on the first floor – it consists of:
- a large, in spring 2016 fully renovated, fully equipped kitchen (kitchenette with cooking and eating utensils, electric stove with hood, fridge with freezer, dishwasher, oven, coffee maker, toaster, etc.) and a large, inviting dining table with corner bench, a sofa and satellite TV. (Dish towels and soap included)
- a newly refurbished (spring 2018) large bedroom (with room for a third bed – can accommodate two children), and TV
- a bathroom with shower, toilet, bidet and hairdryer – another bathroom is accessible from the kitchen
- a small entrance hall with wardrobe
Furthermore, the apartment has a beautiful terrace with balcony, where our guests can enjoy the marvellous view of the Giovo Peak.
The sofa in the living room can be transformed into a sleeping place for 2 people. The apartment offers space for up to 6 persons.

The holiday apartment BIRKE is named after the two big birch trees, which grow next to our farm Heiserhof.
The apartment offers 60 sqm and is located on the second floor – it consists of:
- a cosy, fully equipped kitchen (kitchenette with cooking and eating utensils, gas stove with hood, fridge with freezer, dishwasher, coffee maker, toaster, etc.) and a large corner sofa with satellite TV.
- a double bedroom with a large wardrobe, TV and a sink
- a small bedroom with 2 single beds (the room is located in the sloping roof and is only suitable for children)
- a bathroom (in spring 2015 fully renovated) with shower, toilet and hairdryer
- a small entrance hall with wardrobe
It is also possible to use the sofa bed in the spacious eat-in kitchen as an extra double bed.
Furthermore, the apartment has a balcony where our guests can enjoy the beautiful view. The apartment offers space for up to 6 persons.

Upon request also your pets are welcome on our farm Heiserhof. Furthermore, you can look forward to daily fresh eggs and milk, which can be purchased at our farm. In summer you can take herbs and salad from the garden (free of charge). The other foods you can simply buy in the village – the village of the Val Giovo is just 1.5 km from our farm Heiserhof.

Our conditions
The prices include: Bed linen, towels, fully equipped kitchen, TV, Internet WiFi, electricity, heating and final cleaning.
Baby equipment is available free of charge upon request.
Pets
Your pet is welcome. The price for this is defined by agreement. Please bring your own basket or blanket for your pet.
Payment
Please pay cash on site.
Since 01.01.2016 in Italy it is allowed to pay amounts till € 999,99 in cash. For amounts over this, are accepted only the following payment methods: non-transferable check, bank transfer.
Deposit
We welcome written reservations via e-mail. The reservation will be confirmed once the deposit of ca. 30% of the total amount has been paid.
Please fill in your name as the purpose of payment.
Arrival and departure
On arrival day the apartment will ready for you at 15 clock, on departure day please leave your apartment not later than 9 clock. Other times are possible upon request.
Cancellations
Cancellation conditions according to Art. ZGB 1382
There is no right of withdrawal within the meaning of the Italian Consumer Protection Code. Nevertheless, we grant you the right to withdraw from the following cancellation conditions within the meaning of Art. 1382 ZGB:
The reservation can be cancelled at the latest 91 days before the day of arrival without payment of a cancellation fee. In the event of cancellations by the guest between the 90th day before the agreed arrival date and the arrival date itself, the guest is obliged to pay the following cancellation fee:
Cancellations between the 90th and 29th day before the arrival date: the deposit will be retained. Cancellation at least 28 days before the arrival date: 80% of the agreed total price. Cancellation less than 7 days before the arrival date: 100 % of the agreed total price.
In case of “no show” or early departure, the guest is required to fully pay for the entire booking period.
Please inform us in advance if you are unable to take your holiday.
